From offer to keys
Five steps to understand what happens after your offer is accepted. Chase Evans confirms the requirements, payment breakdown and timing for your tenancy.
Holding deposit
Up to one week of rent to reserve the property. Review the written reservation terms, refund conditions and deadline before paying. The agency confirms when marketing and viewings stop.
Tenancy Guide
Check your details and the proposed terms, then complete the online Tenancy Guide as instructed. This is separate from signing the tenancy agreement.
Referencing & documents
Complete the agency referencing process, including Goodlord checks where used. Prepare valid ID, matching proof of address and evidence of your studies or income. Provide Right to Rent evidence, including a share code where applicable.
No suitable UK guarantor? Ask about your options. A paid scheme such as RentBuddy may be available, subject to eligibility, fees and landlord acceptance.
Deposit & tenancy agreement
Review and sign the tenancy agreement and pay the confirmed refundable tenancy deposit. For tenancies covered by the Tenant Fees Act: up to five weeks of rent below £50,000 annual rent, or six weeks at £50,000 or above.
Move-in payment
After the tenancy agreement is signed, pay the first month of rent as instructed. If agreed, the holding deposit is credited towards the rent or tenancy deposit. Set up your monthly standing order. Bills are not included.
Someone else paying? The agency may request their ID, proof of address and a third-party payer form. Submit documents only through the verified secure channel.
Ready for your keys
Once checks, signatures and cleared payments are complete, confirm your collection appointment with the agency. Bring the original passport or photo ID they request.

Can I view a home before arriving in London?
Remote video viewings can be arranged, subject to access and availability. Tell me your time zone and preferred times in your enquiry.
Can you help me in Chinese?
Chinese-speaking colleagues can assist when needed. Let me know that you would prefer Chinese when you make your enquiry.
Are the example homes available now?
Portfolio examples are not live availability guarantees. The current rent, move-in date, requirements and viewing arrangements must be confirmed with Chase Evans.
What documents should I prepare?
Prepare a clear colour copy of your valid passport, an accepted proof of address dated within three months of the tenancy start date, and a Right to Rent share code if applicable. Students should also prepare evidence of their studies. The guide explains which documents are accepted. Please wait for secure submission instructions before sending personal documents.
Do I need a guarantor?
This depends on your circumstances and the referencing requirements. You may propose a suitable UK guarantor, subject to checks and landlord approval. They will need supporting documents and sufficient income. If your own guarantor is accepted, you do not need to pay for a guarantor service.
How much does the guarantor service cost?
If you choose and qualify for the paid guarantor service, the student fee is £1,000 per tenant, including VAT. For working professionals, the fee is one month of the individual tenant rent share, plus VAT. Provider checks and landlord acceptance apply. This is separate from your rent and tenancy deposit.
Can I pay six or twelve months upfront instead of using a guarantor?
We do not offer six or twelve months upfront in place of referencing or guarantor checks. For new monthly assured private tenancies in England covered by the rules from 1 May 2026, normally only the first month can be required after both parties sign and before the tenancy starts. What do I pay before moving in?
There are no agency admin, referencing, property-finding or viewing fees. For our listed homes, budget for the first month of rent, payable after both parties have signed, and a refundable deposit of five weeks of rent. Bills and any separately chosen guarantor service are additional. Confirm the full payment breakdown before signing.
Are bills included in the rent?
Bills are never included in the rent. I do not offer properties with bills included. Budget separately for electricity, gas, water, internet and Council Tax, where applicable.
