Renting in Blackfriars

Blackfriars sits at the Thames crossing between the City and South Bank. The address matters: a home south of the river near Blackfriars Road can feel closer to Waterloo and Southwark, while a station-based search may also show City-side homes.

Campus to checkKing’s Waterloo and Strand campuses are different destinations; check your course building.
Transport starting pointBlackfriars has Circle and District lines plus National Rail; Southwark and Waterloo may also be relevant south of the river.

Who this area suits

This is a strong option if you want river-adjacent central London living and are comfortable with a premium whole-home budget. Look at the actual walking route to your campus, noise around major roads and the building’s facilities before comparing the headline photos.

Campus and commute

King’s Waterloo campus is south of the river; Strand is north of it. The walk or transit choice changes with your specific entrance, so check both if your timetable uses more than one site. Blackfriars station serves Circle and District lines, but a short walk to another station can make a different route faster.

Budget and homes to compare

The saved One Blackfriars examples below show how much a second bedroom changes the whole-home price. They are specific apartments, not a promise that every Blackfriars home costs the same. If your budget is lower, compare Elephant & Castle or Bermondsey and calculate the full journey.

Ask Valerio about homes currently available in this area.

Costs and checks before applying

Check listed deposit, available date, whether the apartment is furnished and whether building facilities have access conditions. Factor in utilities and travel as well as rent. If two people share, compare total cost per person with the actual bedroom layout.

Use our rental documents and 2026 rules guide for a preparation checklist. If a home has moved off the market, ask Valerio for an updated shortlist rather than relying on an old price.

Questions before choosing a home

Does a Blackfriars address tell me which side of the river I will live on?

Check the exact address. The station and surrounding homes can involve different river crossings and walking routes. Use the building entrance and your campus as the two journey endpoints.

Can I assume a gym or concierge is included?

No. Facilities differ by building and tenancy. Ask which facilities residents can use, any restrictions and whether an extra charge applies.

Can I apply from overseas?

Ask for a live video viewing where access allows and request the agency’s application checklist. Confirm the current rent, start date and total move-in payment. Submit identity documents only through the verified secure channel.
